Role: Project Director Company: A newly formed development company set up by a prominent UAE based company with investment already secured.  Currently breaking ground on first 120 Key five-star hotel in the Maldives.Job Description: We are seeking a highly skilled and experienced Project Director to lead and oversee the development of our hospitality real estate projects. As a Director, you will be responsible for managing the entire development process, from the feasibility of the concept brief and design to construction and handover to operator. You will work closely with government authorities, external consultants/contractor and stakeholders to ensure the successful execution of the projects in alignment with our organization’s goals and objectives.The role is reporting to the General Manager, as direct reports will have Project Manager (80% Site based), Architect , ID and MEP. The candidate will also oversee the activities of the Project Management Company. Travel requirements: 50% of the time or more.MUST HAVE MALDIVES EXPERIENCE – please do not apply without any – applications will not be consideredResponsibilities:Working with the GM and teams to:o Lead the planning, design, and development phases of the projects, ensuring adherence to timelines, budgets, and quality standards.o Identify and evaluate potential real estate locations, conduct feasibility studies, and assess market demand to support decision-making.o Build and manage a team of professionals, including architects, engineers, contractors, and consultants, ensuring effective collaboration and project delivery.o Establish and maintain strong relationships with internal stakeholders, government agencies, local communities, and industry partners to facilitate project approvals, permits, and partnerships.o Conduct financial analysis, feasibility studies, and cost estimates for real estate development projects. Develop and manage project budgets, ensuring cost effective implementation.o Evaluate and analyze tender proposals from contractors, suppliers, and service providers for the projects. Assess the technical and financial aspects of the bids, including cost estimates, project timelines, and quality standards.o Collaborate with legal and procurement teams to negotiate and 5inalize contracts with selected vendors, ensuring terms and conditions are favorable and aligned with project requirements.o Stay abreast of local regulations, zoning laws, and environmental requirements to ensure compliance throughout the process.o Identify potential risks and develop mitigation strategies to minimize project disruptions and maximize project success.o Monitor construction progress, review design changes, and ensure adherence to safety standards, quality control, and project specifications.o Collaborate with the operations team to ensure a smooth transition from development to the operational phase, including commissioning, handover, and initial operations planning.Qualifications:o Bachelor’s degree in architecture, Construction, Civil Engineering, Real Estate Development, or a related field. Advanced degree preferred.o At least 15 years of progressive international experience in Project Management, with a focus on hospitality, including project management, design, and construction oversight.o Proven success in leading and delivering hospitality development projects within budget and on schedule.o Strong knowledge of real estate planning, architecture, engineering, and construction processes. Familiarity with environmental sustainability practices in real estate development is desirable.o Demonstrated ability to lead and motivate cross-functional teams, manage multiple projects simultaneously, and make sound decisions under pressure.o Excellent verbal and written communication skills, with the ability to effectively engage and influence stakeholders at all levels.o Strong problem-solving and analytical skills, with the ability to evaluate complex situations, identify risks, and propose innovative solutions.o Proficiency in financial analysis, budgeting, and cost management.o In-depth understanding of the real estate/hospitality industry, including market trends, customer preferences, and industry best practices.o Flexibility to travel and work in different locations as required by project demands.
