Job Description

  • Analyze lands and study opportunities based on the best investment proposal and requirement of the real estate market.
  • Analyze building codes, by-laws, space and site requirements, and other technical documents and reports to determine their effect on architectural and civil designs.
  • Preparing concept design including analyze of the floors plans and getting initial BUA & GLA for each component and presented it to the management.
  •  Shared in preparing a feasibility study for the project based on five main analyzes (location – market – competition – risk – cost).
  • Provide recommendations to the management for acceptance opportunities if the requirements are met, with a detailed and comprehensive offer of the investment opportunity.
  • Preparing RFP and the list of the suitable designs offices and submitting the required offers and recommendations to the management to obtain accreditation.
  • Follow up on all design stages until the final design stage of ​​the project is approved and getting all building permits, after making sure that it achieves the financial returns targeted in the basic concept study.
  • Finalize all project tender documents submitted from the designer from the bills of quantities and final executive plans, after reviewing and approving them to start the tender process.
  • Resolve arising conflicts between various design components.
  • Resolving any unexpected technical difficulties and other problems that may arise and shared in the stage of value engineering with the designer and tendering team.
  • Shared in submittal of all materials used in the projects with regular site visit
