**Summary:**
The Maintenance Associate is responsible for addressing and resolving guest repair requests in a timely and professional manner. This role encompasses a broad range of maintenance tasks, including preventative maintenance, troubleshooting, and repair of various systems and equipment. The Associate will maintain inventory, communicate effectively with colleagues, and adhere to all company and safety regulations.
**Responsibilities:**
* Respond to and resolve guest repair requests efficiently and courteously.
* Perform preventative maintenance on tools, kitchen equipment, and mechanical room equipment, including cleaning and lubrication.
* Conduct visual inspections of tools, equipment, and machinery to identify potential issues.
* Transport equipment (e.g., tools, radio) as needed.
* Identify, locate, and operate shut-off valves for equipment and utility shut-offs for buildings.
* Maintain accurate maintenance inventory and requisition parts and supplies as required.
* Communicate daily activities and issues to other shifts using established communication protocols.
* Demonstrate foundational knowledge or the capacity to acquire knowledge in areas such as: air conditioning and refrigeration, electrical systems, mechanical systems, plumbing, pneumatic/electronic systems and controls, carpentry and finishing, kitchen equipment, vehicles, energy conservation, and general building maintenance.
* Prepare surfaces, perform painting, execute minor drywall and wood trim repairs, replace light bulbs and A/C filters, and ensure thorough cleanup of work areas.
* Test, troubleshoot, and perform basic repairs on a variety of equipment, plumbing (e.g., toilet plunging, drain unclogging), electrical components (e.g., lamps, cosmetic items, extension cords, vacuum cleaners, internet devices), and other guestroom amenities.
* Program televisions and perform general housekeeping and engineering-related inventory tasks.
* Utilize the Lockout/Tagout system prior to commencing any maintenance work.
* Perform repairs on interior and exterior landscaping, including external landscaping sprinklers.
* Demonstrate basic computer skills, including inputting air handler schedules and adjusting temperature settings.
* Adhere to all company and safety and security policies and procedures, report maintenance problems, safety hazards, accidents, or injuries, complete safety training and certifications, and properly store flammable materials.
* Maintain a clean and professional appearance, uphold the confidentiality of proprietary information, and protect company assets.
* Greet and acknowledge all guests according to company standards, anticipate and address guest service needs, assist individuals with disabilities, and express genuine appreciation to guests.
* Uphold quality expectations and standards in all tasks.
* Cultivate and maintain positive working relationships with colleagues, support team goals, and address employee concerns appropriately.
* Communicate clearly and professionally with others.
* Move, lift, carry, push, pull, and place objects weighing up to 50 pounds without assistance, and heavier items with assistance.
* Navigate stairs, service ramps, and ladders.
* Reach overhead and below the knees, including bending, twisting, pulling, and stooping.
* Access and input work-related information using computer systems.
* Perform other reasonable job duties as assigned.
**Preferred Qualifications:**
* **Education:** High school diploma or G.E.D. equivalent.
* **Related Work Experience:** Some experience in general maintenance, exterior and interior surface preparation, and painting. Experience in hotel engineering or maintenance is desirable.
* **Supervisory Experience:** No supervisory experience required.
**Required Qualifications:**
* **License or Certification:** Valid Driver’s License.
