Job Description:**Business Development Manager: Position Overview**

The Business Development Manager assumes a leadership role in directing the company’s strategic physical expansion through the identification, evaluation, and acquisition of prime locations for new retail outlets. This position is responsible for the oversight of market research, site feasibility assessments, stakeholder coordination, and contract negotiation to ensure the successful and timely execution of the store development pipeline.

**Principal Accountabilities:**

1. **Store Expansion Strategy:** Lead the formulation and implementation of the annual store expansion roadmap, aligned with overarching company growth objectives. Define priority regions and expansion zones based on commercial strategy, market saturation analysis, and demographic data. Establish location scouting targets for the Business Development team and monitor performance against those targets.

2. **Market Research and Opportunity Identification:** Direct and supervise the team’s field investigations and research activities to identify prospective high-potential retail locations. Analyze relevant data, including population density, customer demographics, pedestrian traffic patterns, and competitive landscape. Maintain a comprehensive understanding of real estate market dynamics and emerging commercial districts.

3. **Site Evaluation and Approval Process:** Review site assessment reports submitted by Business Development Specialists. Coordinate feasibility studies in collaboration with Legal, Finance, and Real Estate departments. Present location recommendations, accompanied by complete business justifications, to senior management.

4. **Stakeholder Engagement and Negotiation:** Cultivate and maintain effective relationships with landlords, brokers, developers, and local governmental entities. Lead negotiations pertaining to lease agreements, pricing structures, and contractual stipulations. Represent the company in essential external meetings and regulatory discussions.

5. **Documentation and Reporting:** Ensure the systematic archiving of all site assessments, approvals, contracts, and legal documentation. Oversee the generation of dashboards and reports on expansion progress, market trends, and competitive intelligence. Ensure all necessary documentation is readily available for internal decision-making processes and executive approvals.

Skills:

  • Bachelor’s degree in Business, Engineering, or related field (MBA is a plus).
  • Minimum of 7 years of experience in business development or real estate expansion, preferably in retail with 2 years in a Managerial level.
  • Proven experience in site scouting, lease negotiations, and project coordination.
  • Strong analytical skills and commercial mindset.
  • Excellent communication and stakeholder management abilities.
  • Proficiency in Microsoft Office Suite.
  • Willingness to travel frequently across governorates.
