Job Description: **Project Director**
**Role Summary:**
The organization seeks a highly qualified and experienced Project Director to provide strategic leadership, comprehensive management, and diligent oversight for large-scale projects within the Kingdom of Saudi Arabia (KSA). The successful candidate will leverage demonstrated expertise in managing complex, mixed-use developments to ensure the successful delivery of landmark projects that contribute significantly to the urban transformation of Saudi Arabia.
**Responsibilities:**
* Serve as the primary point of contact for all key stakeholders, including clients, senior management, contractors, and government agencies.
* Organize and present regular project updates to the Project Steering Committee.
* Collaborate effectively with clients, contractors, consultants, and local authorities to ensure seamless project progression and adherence to all relevant regulations.
* Conduct performance evaluations, provide constructive feedback, and implement corrective measures to maintain optimal productivity and team morale.
* Develop and execute comprehensive project plans, schedules, budgets, and scope management strategies to ensure successful project completion.
* Direct, manage, and lead large-scale mixed-use development projects, ensuring strict alignment with client objectives and overall project goals.
* Enforce rigorous quality control processes to guarantee that all work meets or exceeds industry standards and client specifications.
* Ensure strict adherence to all health, safety, and environmental (HSSE) standards and regulations throughout all project phases.
* Manage and exceed client expectations by proactively identifying and resolving potential issues that may arise during project execution.
* Cultivate a safety-first culture throughout all project teams.
* Lead the seamless coordination and integration of multidisciplinary teams, encompassing architecture, structural, mechanical, electrical, ELV, infrastructure, and civil engineering disciplines.
* Mentor, motivate, and provide leadership to project teams, fostering a positive and collaborative work environment that encourages professional development.
* Maintain meticulous project documentation, including project progress reports, change orders, risk assessments, and budget tracking records.
* Maintain transparent and consistent communication with clients and stakeholders regarding project progress, challenges, and any necessary modifications.
* Manage project budgets effectively, forecast expenditures accurately, and implement robust cost control mechanisms to ensure the project’s financial success.
* Proactively mitigate risks by identifying potential challenges early and developing effective strategies to prevent delays or budget overruns.
* Monitor project performance rigorously, ensuring strict adherence to established cost, time, and quality benchmarks.
* Oversee comprehensive Quality Assurance/Quality Control (QA/QC) processes, ensuring full compliance with HSSE standards and regulations, managing risks effectively, and implementing robust project control measures.
* Oversee contract negotiations and ensure strict compliance with all contractual obligations.
* Oversee recruitment and staffing requirements, ensuring the project is adequately resourced with qualified and skilled personnel.
* Prepare and present comprehensive project reports to senior leadership and relevant stakeholders.
* Provide clear and concise direction to project teams, driving accountability in the execution of tasks and the delivery of project milestones.
* Provide strong project leadership and strategic planning expertise.
* Demonstrate exceptional experience in construction supervision consultancy services within mega-projects.
* Review and approve project invoices and payments, ensuring proper documentation and transparency.
* Apply strategic capabilities to manage teams comprised of diverse engineering expertise and trades.
* Utilize project management software effectively to maintain real-time updates on project status.
* Oversee all stages of the project lifecycle, from initial planning, design, and procurement to construction and final handover.
**Required Qualifications:**
* A minimum of twenty-five (25) years of experience in construction projects within the Architecture, Engineering, and Construction (AEC) industry.
* A verifiable and demonstrable track record of successful Project Directorship in Mega Projects.
