Job Description

·    Develop and implement a successful leasing plan for the mall and business tower through market research and leasing feasibility studies, developing a successful merchandize/ tenant mix to increase and maintain the occupancy and profitability of the Company.

·    Responsible for bringing in new business to diversify the company’s products and also take care of the current leasing business.

·    Conduct feasibility studies and opportunity analysis through developing initial and detailed feasibility and sensitivity models for proposed developments/opportunities.

·    Develop mechanisms to gather market intelligence about local competition and utilize the market research for ongoing and future projects in order to assess the opportunities and proactively plan to explore them.

·    Develop financial and business models from market intelligence data and customer feedback so as to ensure deployment of an ideal business model that delivers growth and profitability to the company.

·    Review, analyze, propose and advise management and tenants on product/service mix concepts, requirements and compliance with contractual obligations.

·    Create and seek approval from management on corporate leasing pricing plans.

·    Develop a database of corporate and key clients and ensure regular meetings with these key stakeholders

·    Identify potential tenants as per the merchandize / tenant mix strategy to maximize tenant occupancy and overall offering

·    Evaluate the potential tenant’s ability to fulfil the lease contract and ensure that the interests of the Company are protected; this will include reviewing their business history, financial statements and checking references.

·    Manage the negotiation process with existing and potential tenants and ensure that rent is agreed on a satisfactory level to the Company.

·    Communicate and coordinate with legal advisors to have leases drafted incorporating the terms as agreed upon and appropriate to the specific property; initiate preparation of space for tenant possession.

·    Manage the process of signing the contracts; ensure that contracts are kept in a safe place, filed in a systematic order and can be easily accessible and retrieved collaborate with Leasing and Client Relations support Team to ensure that all tenant documentations are up-to-date and in compliance with governmental and regulatory requirements.

·    Suggest to Head of Client Relations strategies and plans for tenant satisfaction within the limits and conditions provided by the real estate management team.

·    Coordinate in liaison with the Head of Client Relations, with the tenants in case of cancelation of the contract, understand the reasons for cancellation of contract and take corrective action if the reasons are the Company’s responsibility; seek legal advice as necessary.

·    Maintain good relationship with the current tenants to sustain and prosper the business relationships.

·    Ensure appropriate communication to Finance, Marketing and other related departments regarding new lease contracts and/or changes to existing lease contracts.

·    Oversee and maintain the Company’s leasing database and track critical dates to ensure lease options are renegotiated and/or renewed on a timely basis.

·    Conduct research based on the local market trends and its impact on the commercialization activities, projects and revenues.

·    Coordinate commercialization programs, projects and activities in coordination with the Chief Operations Officer (COO), Head of Client Relations and the Marketing & PR Department.

·    Offer& negotiate agreements with the tenants for commercialization programs to maintain high profitable advertising/ specialty leasing opportunities.

·    Oversee & develop network relations with media and specialty leasing agencies, regional and local business heads and icons, etc.

·    Manage effective and appropriate leasing and promotional space to maximize income while maintaining the overall offering of the center.

·    Develop annual KPI’s for the team and ensure targets are communicated on time.

·    Coordinate with the Finance department to reconcile revenue collected on a monthly basis.

·    Collaborate with Head of Client Relations to identify how the client relations team can cooperate and provide information for efficient and effective services
