Oversee the maintenance team and their utilization of HVAC equipment, electrical systems, firefighting equipment, fire alarm systems, plumbing, and carpentry services. Develop, coordinate, and direct the operation and maintenance of all mechanical and electrical utilities, including HVAC equipment (chillers, air handlers, A/C systems, coolers, heaters), diesel generators, and UPS systems. Supervise the execution of maintenance plans encompassing periodic, preventive, and corrective actions. Monitor electrical and chilled water consumption, comparing it against budgetary allocations and investigating any discrepancies. Procure spare parts, tools, and safety equipment necessary for corrective and preventive maintenance. Ensure the safe execution of all maintenance activities and installations, adhering to safety protocols. Prepare method statements and risk assessments for all maintenance procedures. Coordinate and supervise installations and maintenance performed by external contractors for development, replacement, and renovation projects. Conduct regular audits to verify operational continuity as agreed upon with the client and identify critical issues. Assist in budget preparation for additional projects. Generate monthly reports detailing trouble tickets and preventive maintenance activities.
